C ONSTRUCTION T ERMS Addendum: A written document for a change to a project made prior to the award of a construction contract. Alternative or Alternate (Additive or Deductive): Scope of work in addition to (additive) or deducted from (deductive) a base project, which is separate from a prospective contractor’s/bidder’s “base bid” on the project. Backcharge: A charge, typically by the school, against a contractor, architect, construction manager or other consultant, for damages to the school or project. Bid Form or Proposal: The document on which the bidder sets forth its bid and other information. Change Order: A written instrument generally prepared by the architect and signed by the school, the contractor, and the architect, stating their agreement upon 1) a change in the work on the project; 2) the amount of the adjustment in the contract sum, if any; and 3) the extent of the adjustment in the contract time, if any. Claim: A demand or assertion by one of the parties to a contract, seeking, as a matter of right, adjustment, or interpretation of contract terms, payment of money, extension of time, or other relief with respect to the terms of the contract documents. Critical Path Method Scheduling: A technique used to schedule work on a project, which can reveal that some items of work may be performed at the contractor’s discretion at any time within a relatively broad framework, while other items must be performed promptly or the entire project is delayed. Daily Log: A record of progress on a project, typically kept by the construction manager or inspector of record, which includes weather, staffing, work accomplished, problems encountered, rejection of material or work, and other relevant data. Final Completion: The date on which all construction is complete on a project. General Conditions: Refers to 1) contract terms between the school and the contractor; or 2) some services provided by the contractor to facilitate completion of the project and project oversight (such as the job trailer, job superintendent salary, etc.).
